Why rental mold is
tested before any tear-out

The stain a tenant photographed might be active growth. It might be mineral residue from years of dampness, or biological staining that is already dead.

A full inspection with an outdoor control sample runs $375–$550, and surface samples are $75–$125 each. That is far less than remediating something that was never a problem.

  • A tenant reporting a smell that has been there for weeks
  • Something found at turnover, between one tenant and the next
  • An inspector or an adjuster telling somebody to get it tested
  • A water event that was cleaned up late, or dried incompletely

The last one is the most common. Wet material left long enough grows something, and on a rental that usually surfaces as a complaint rather than a discovery.

We close with independent lab clearance testing that shows the space is actually clean, not just that the visible growth is gone.

Re-occupancy is typically twenty-four hours after clearance, and forty-eight for sensitive occupants. On a rental that certificate is the thing you keep.
