The method
Do you test for mold
before removing drywall?
The stain on your wall might be active mold. It might also be mineral residue from years of dampness, soap scum from a utility sink, or biological staining that is already dead.
Gateway determines whether sampling would help establish the scope.
What’s included
What does a mold
inspection cover?
- Air sampling by Gateway in the affected area, plus an outdoor control sample; analysis by an independent laboratory
- Surface sampling by Gateway on visible growth, using tape lift or swab, sent to an independent laboratory
- Moisture readings to locate the water source, not just the stain
- A walk of the places growth hides: behind drywall, in HVAC ducts, in ceiling cavities
Who it’s for
Who needs a mold inspection?
- Homeowners who have smelled something for weeks and want it named
- Buyers under contract, working a deadline, which is its own pre-purchase inspection
- Anyone whose home inspector or insurance adjuster told them to get one
- Landlords and property managers who need findings on file
- People who uncovered something mid-demo, or whose basement took water
Different reasons, same first step. Gateway collects mold samples; an independent laboratory analyses them. Gateway handles moisture assessment and remediation, using the laboratory findings to inform the scope.
Reading the numbers
Why does a mold test need
an outdoor control sample?
A high indoor spore count on its own means very little. Spores are outside too, and the count moves with the season and the weather.
An outdoor sample may provide context for an indoor sample, but interpretation depends on the sampling design and inspection findings. A comparison alone does not establish a universal safe level or the full remediation scope.
The deliverable
What the mold inspection
report includes
Ask Gateway what the report will include and how sampling limitations are explained. Gateway documents its moisture findings and remediation scope separately.
If a claim is involved, the same file works for your carrier: scope, photos, and readings in the format adjusters expect.

If we find it
What happens if the mold
test comes back positive?
Remediation scope follows the inspection findings and affected materials. Independent post-remediation assessment may include sampling, but a laboratory result alone does not prove the space is free of mold or health risks. See our mold remediation page.
If the moisture came from a recent water event, start with water damage restoration.
Common questions
Mold inspection questions
Who collects mold samples?
Gateway owner Jake Lusby collects the samples and an independent laboratory analyses them. Gateway uses those findings to set the remediation scope. If you want clearance testing by an independent inspector, ask and we will arrange it.
When is a mold inspection worth doing?
When a musty smell persists, a past water event was dried late, growth of unknown extent is visible, or a buyer, landlord or adjuster needs findings on file. Gateway can say whether sampling would answer your question.
How much does a mold inspection cost?
Ask Gateway for a written sampling scope and quote, including laboratory fees. Remediation is quoted separately.
What happens if mold is found?
The moisture source is corrected first, then remediation follows a defined scope: containment, removal of materials that cannot be cleaned, cleaning and drying. Discuss post-remediation assessment with Gateway (or an independent inspector, on request).
Is black mold actually dangerous?
Color alone does not identify mold or establish its health implications. Address the moisture and affected materials, and ask a qualified medical professional about individual health concerns.
How do you test for mold in a house?
Jake Lusby takes air samples (spore traps) inside and a control sample outside, plus surface samples (tape lift or swab) from any visible growth. The samples are analyzed by Teklab, an independent lab in Collinsville, Illinois. Home test kits from hardware stores can’t compare indoor air to outdoor levels, so they usually can’t tell you whether you have a problem.
Will insurance pay for a mold test?
Sometimes. Many policies only cover mold tied to a covered water loss, such as a burst pipe, and some cap mold coverage at a set amount. Testing for general peace of mind is usually not covered. Your insurer decides, so ask them before the test if you plan to claim it.
