Gateway/Services/Pre-purchase mold inspection

Pre-purchase mold
inspection in St. Louis.

An independent inspector or industrial hygienist collects mold samples; an independent laboratory analyses them. Gateway handles moisture assessment and remediation, using the independent findings to inform the scope.

The deadline

Pre-purchase mold inspection
inside your inspection period

Tell us the date your contingency ends and we work to it. Scheduling runs through a live phone line, twenty-four seven, not a callback queue.

If you are an agent booking for a client, give us the same date.

What’s included

Mold testing a house
you do not own yet

  • Air sampling in the areas of concern, plus an outdoor control sample
  • Ask the independent inspector for a written sampling scope and quote, including laboratory fees. Gateway quotes remediation separately.
  • Moisture readings, which show whether the problem is old and fixed or live

Species identification comes from an independent lab, not from an opinion formed during a walkthrough.

Local stock

What mold problems do
older St. Louis homes show?

Stone-walled and unsealed basements are the norm in the historic stock. Pre-war brick, four-flats, and shotgun homes often hold decades of dampness behind finished walls.

Newer subdivisions are not exempt. Finished basements used as living space are the most common place we find growth a walkthrough missed.

The leverage

What a pre-purchase mold
report does in negotiation

You get the sample results, what was found, and what remediation would actually involve.

That is a document you can hand to the seller’s agent, with a scope and a number attached rather than a description of an odor.

The other outcome

What if the pre-purchase
mold test is clean?

Plenty of pre-purchase inspections come back fine. We would rather tell you that than sell you a remediation you do not need.

A full inspection runs $375–$550. If it does turn up active growth, mold remediation is the next step.
